How buying works
in France
Buying in France follows a set path, and it is probably not the one you know at home. Here is how it works with us.
1. Viewing. Before the first visit, we check your financing with our partner mortgage broker, who works from our office. Sellers take an offer far more seriously when the money behind it has been checked.
2. The compromis de vente. Once your offer is accepted, we draft the preliminary contract in-house and you can sign it electronically from abroad. You then have a 10-day cooling-off period during which you can withdraw without penalty. A deposit, usually 5 to 10 % of the price, is held by the notaire.
3. Completion. The notaire, a public officer, checks the title, planning rules and pre-emption rights, then the final deed is signed, usually around three months later. For an older property, budget around 7 to 8 % of the price for notaire fees and taxes.
