A maison de maître with its wine cellar in Montblanc, a character home in Paulhan, a villa set in more than 5 hectares of parkland near Béziers: these properties have no real comparable nearby.
A wine estate often combines the main house, the cellars, sometimes vineyards, gîtes or an events hall. Each part has its own value, tax treatment and constraints: vines let under a farming lease or not, the SAFER's right of pre-emption on agricultural land, the septic system, and public-access (ERP) rules as soon as you host guests or events. An overall price without that breakdown means very little.
